How do I pay to advertise on Mim?
Click on the paypal buttons on the advertising page. Mim uses Paypal as a preferred payment method. Paypal is secure and is a popular way to pay. But if you prefer to pay by cheque in the post, please be aware that there will be a delay in your advert being online. You may of course post a cheque to Mim.
How do I know how much my property is worth?
In recent years the HM Land Registry decided it was time to publicise the prices paid for properties in England and Wales. This is a step forward for everyone to find out exactly what to expect to pay and keep informed. Obvious differences will apply to updated and modernised homes such as extensions etc , but this will be a good guide to start. Click here to find out what others have paid. How do buyers find my property details?
Potential buyers will have registered on Mim, they will login and be able to search for properties in desired locations, by postcode, type of property or just by entering the ID number displayed on the selling board (providing they have purchased the package including a board from Mim)
When will my property be online on Mim website?
Your property details will not appear on Mim until payment is made and received for the listing. As soon as payment is received and verified your property will be in full view on the website.
How long can I advertise my home for sale on Mim?
Your property details will be displayed online until it is sold or for a maximum of 1 year whichever comes first.
We do ask you to notify us if you sell so we can delete your listing.
Does Mim have For Sale Boards? Yes! but instead of the usual words 'For Sale' that appears on signs, our boards are unique. Mim has eye catching signs that stand out from the crowd - The words 'Selling with a little help from Mim' are prominently displayed, along with the website www.moveinmouse.co.uk address for people to find your property online.
It is your (the owner) responsibility to check with your planning department, local authority into what regulations, restrictions or covenants apply if any, to display your 'For Sale' board. You may need permission to display a sign on your property, so check! .Although no specific planning consent is required to display a ‘For Sale’ board as this is considered to have ‘deemed consent’ (otherwise how would you sell it) but you should be aware that this may not apply if the building is subject to architectural or listed status.
Having said that, one property is permitted to display only one such advertising board at one time, and only at the property to which it refers. So bear this in mind if you have already enlisted an Estate Agent to sell you property for you. Also the location of the board at the property is essentially important. Contact your local authority and ask these questions:-Is there a height limit to the board? Just remember to keep safety in mind when fixing the board at the property.
Will I get a "For Sale" sign and when will it arrive?
Depending on which package deal you choose will determine whether you have a sign or not, The £99 package does not include a sign.
The choice is yours whether or not you want a selling sign - some people prefer not to have a sign for a variety of reasons, some people however will not have permission for a selling board. It will take 7- 10 days for the board to arrive. It is best to email Mim with your enquiry first just so we can order the sign.
Will my telephone number be on the For Sale board?
No- for obvious security reasons but there's no reason why you can't add it to your board yourself when it arrives if you choose to do so. The risk of time wasters and unwanted telephone calls lie with you.
Will I have to pay to have my property featured?
There is no extra cost to have your property featured.
Featured properties are chosen at random, this is to keep the website fresh and interesting to our visitors, so yours could be featured at any time.
Can I update the details about my property once it has been listed?
Yes - Once you have been accepted on Mim, you can return to the site as often as you like to update or add more details to your listing. But try to be organised before you decide so as not to have to keep amending it.
Do you charge commission?
No- Mim only charges you the cost to advertise on the website. The commission you save by advertising on Mim is yours to keep.
How do I know I can trust the people who say they are interested in my property?
A new ID Verification service has been developed for Classified Sales Website's to improve the level of trust and this verification of identity is far in advance of any checks that an Estate Agent might carry out. The cost to become a ‘verified’ buyer is just a few pounds and there is a trend for buyers/sellers to only wish to deal with other ‘verified’ persons. Can I advertise on Mim if I am registered with an Estate Agent?
Yes - if you have read the Estate Agents' small print of your agreed contract. Sole Selling if you ticked this box on your contract you have given the estate agent sole rights to sell your house, that means that only they can sell it! Sole Agency if you have ticked this box it means that the estate agent maintains the right to sell your house but if you yourself find a buyer you do not have to pay them the commission. Ready Willing and Able Purchaser Basically this means thatif the estate agent finds a buyer and you decline the sale you are likely to still have to pay the estate agent the fees. Multi Agency This allows you to advertise with several estate agents but you only have to pay the agent who sells your property for you.
So with all this in mind the only way to sell privately on Mim is not to be trapped in a sole selling contract. You could of course contact the Agent to ask to change the contract to allow you to get advertise with Mim. Whichever way, you will have to advise them of your intentions to advertise elsewhere.
Do I need a solicitor? Yes- You will need to employ a professional.
Most Solicitors are recommended by others who have used them. Keep checking on our pages at the Legal links pages to see if any are in your area. It would be wise to
get as much advise as you can, ask as many people you know about their experiences, don't be afraid to ask for help. A good solicitor will do the necessary legal work with confidence leaving you free to hunt for your new home stress free.
What if I change my mind after I have paid,
do I get a refund?
Mim will allow 24 hours ‘cooling off’ period from the time of payment. If during that time you decide that this is not for you Mim will gladly refund your payment. But you must contact Mim immediately within the stated period.
Is Mim an Estate Agent? No. Mim is in no way associated with any Estate Agencies. Mim is merely assisting people to sell their property by offering advertising space and saving money.
What if someone is interested in my property?
You being the seller or effectively becoming the Agent now (cutting out the middle man) will be responsible for all the arrangements to assist in the sale of your property. This includes making viewing appointments, meeting potential buyers, negotiating finance and so on. You will have full control over the whole process. Interested parties will be able to contact you direct from Mim website. From there you will make your own arrangements. Mim being relatively new is not yet in the position to offer any legal assistance or any advise thereafter.
If I sell my house do I have to notify Mim?
You will obviously be tied up with more important things but PLEASE let us know if you have been successful so we can keep the website up to date- think how disappointed you would be if you enquired about a property only to find out it had been sold months ago!
In any case, if you don't you will not receive your Exclusive Free Gift from Mim.
